The project comprised the demolition of an existing dwelling and the erection of a new brick and stone feature dwelling in a new location covering part of the existing footprint.
The new property provided a large five bedroomed dwelling with and overall approximate floor area of over 3,600 square feet. The ground floor accommodation comprised an imposing entrance hallway with open oak staircase with an oak glazed curtain wall area giving views to the rear of the property, study/office, wc, large utility room with dog shower, large kitchen and dining area leading into a sun room with doors to a covered patio, lounge with log burner.
The first floor provided five bedrooms and a large family bathroom. The master bedroom having a large en-suite with a bath and walk-in shower together with a closet/dressing room. Bedroom 2 also had it’s own en-suite facilities and closet, whilst bedroom 3 having a separate closet which was design to be potentially fitted out as an en-suite at a later stage. Two further first floor bedrooms were provided along with a large shared family bathroom. An open landing with oak balustrade gave views down to the ground floor entrance hallway.
Externally a new open fronted double garage was provided with block paved floor finish. The brickwork structure included feature oak kingpost trusses and roof covering to match the new dwelling. A new “drive in, drive out” tarmac drive was provided together with lawned areas to the front of the property and associated pavings, patios and kerbs. A feature open porch was constructed to the front elevation with a kingpost feature truss to match that of the garage together with a similar but smaller porch to the side utility door entrance.
The solar panels from the existing property were relocated to ground level so that the appearance of the new building was not compromised by the installation of the solar panels on the roof.
